HOUSE RULES

A warm welcome to Kövirigó Family Estate! We hope you have a wonderful stay filled with great experiences. We’ve created this space with care so that both we and our guests can fully enjoy the time spent here. To ensure a pleasant and relaxing stay, please take a moment to read through the following information and kindly adhere to the guidelines.

Check-in & Check-out

Check-in is from 3:30 PM on the day of arrival, and check-out is by 10:30 AM on the day of departure. If availability allows, late check-out may be possible for an additional fee. If you plan to arrive after 5:00 PM, please inform us in advance by phone. If you do not arrive by 8:00 PM on the day of check-in and fail to notify us, we will not be able to hold the accommodation for you.

Please return all keys upon departure. If a key is lost, guests must notify us immediately and cover the cost of replacement, including lock changes if necessary.

We reserve the right to verify that the number of guests staying matches the confirmed booking.

Payment & Cancellation

Your booking is confirmed once we have sent a written confirmation and received 50% of the accommodation fee. The remaining 50% must be paid no later than 14 days before arrival.

Cancellations are free up to 14 days before arrival. If you cancel within 14 days of arrival, the full booking amount will be charged. If you leave before the end of your booked stay, we cannot offer a refund or discount.

The accommodation price includes tourist tax and cleaning fees. Payment is accepted via bank transfer. SZÉP card payments are also possible, but please inform us in advance. In case of SZÉP card and bank transfer payments, the invoice can be split into a maximum of two parts.

Damages

Any damages to the property must be reported and settled before departure or as soon as they are discovered afterward.

Securing the Property

For your safety, please ensure the gates are closed at all times. When leaving or at night, lock all entrances and close the gates. The front and terrace doors can be locked by lifting the handle before turning the key.

Please take special care of the keys. Before leaving, ensure all windows and terrace doors are securely closed, especially rooftop windows. Any damage resulting from leaving doors or windows open must be covered by the guests.

If leaving the house, you may use the alarm system. The remote control opens and closes the lower gate (button 1) and the upper gate (button 2). The alarm system can be activated with the full-circle button and deactivated with the open-circle button.

Smoking

Smoking is STRICTLY PROHIBITED inside the house. Smoking is only allowed outdoors (on the terrace and in the garden). Please dispose of cigarette butts responsibly by using the provided ashtrays and outdoor trash bins. Be mindful of the environment and fire hazards.

Use of Furniture & Equipment

We have carefully selected all furnishings and equipment—please treat them with care. It is strictly forbidden to remove any furniture, towels, blankets, or bedding from the house.

Blankets for outdoor use can be found in the footrest in the living room. Sun loungers and outdoor cushions are in the group room—please bring them inside overnight to protect them from unexpected weather. Moving furniture is not allowed.

We inspect the rooms upon arrival and departure. Guests are responsible for covering any damages. The host is not liable for damages or injuries resulting from improper use of the facilities.

Cleaning & Housekeeping

The house is handed over clean, and guests are responsible for maintaining cleanliness during their stay. Before departure, please wash any used dishes and dispose of trash in the designated outdoor bins.

If you need fresh linens or towels during your stay, this can be arranged for an additional fee—please let us know in advance or during your stay.

Kitchen & Dining

The house has a well-equipped kitchen with an induction cooktop and an electric oven. Please do not place metal objects in the microwave.

Toaster, sandwich maker, and hand blender are stored in the cabinet under the oven. The coffee machine operates with whole beans—please bring your own coffee. Basic spices and sugar are provided.

Filtered water and a soda maker are available to reduce plastic waste. Please do not eat in the bedrooms; meals should be enjoyed in the kitchen, dining area, or terrace.

Waste Disposal

We practice selective waste collection.

Household waste is disposed of in the kitchen trash bin. Recycling bins for plastic, paper, metal, and glass are under the sink. Garbage bags are in the drawer below the stovetop.

Please collect glass bottles separately inside the house—we will handle their disposal. If bins fill up, you can empty them in the large outdoor trash bins near the tool shed at the lower gate. Organic waste can be composted in the designated area under the pine tree opposite the entrance.

Pool & Jacuzzi

The pool is cleaned and maintained by us. Please do not bring food or drinks into the pool, enter with dirt or mud on your body, or allow children to urinate in it. Cover the pool with the protective sheet at night to keep it clean.

The jacuzzi operates year-round, so keeping it clean is essential. Do not bring food or drinks inside, enter dirty, or allow children to urinate in it, as this alters the water’s pH balance.

 

Fire Pit & Grill

Fires are only permitted in the designated fire pit using the provided firewood. Fires should only be lit in calm weather, with a bucket of water nearby for safety.

After use, ensure all embers are fully extinguished. Leave the fire pit as you found it. Only firewood and paper may be burned—burning leaves, plastic, or rubber is strictly forbidden.

A Weber kettle grill is available on the terrace—please bring your own charcoal and grilling trays.

Fire Safety

In the main house, there are two fire extinguishers: one on the ground floor, opposite the shared restroom, to the right of the entrance, and another on the upper floor, in the hallway next to the sofa. The small house also has a fire extinguisher on the ground floor. They are easy to use—if a fire occurs, use them immediately and call 112 right away!

Candles may only be used under supervision and in a safe manner.

Pets

Dogs, cats, and other pets are welcome primarily in the small house or on the ground floor of the main house within the fenced estate. Pets are not allowed upstairs or on wooden floors. Any damages caused by pets must be covered by the owner.

Parking & EV Charging

The estate has covered and uncovered parking for 10-12 cars. An electric fast charger is available for EVs, with costs calculated based on consumption: the meter is read upon arrival and departure, and usage is charged at 150 HUF/kWh.

Heating & Cooling

The house features multiple heating options. The thermostat is coded and can be adjusted based on the weather or upon request. Air conditioners are set for cooling in summer and heating in winter—please use them only when you are in the room.

Underfloor heating is adjustable for each room and can be controlled remotely by us. The tiled stove can be lit upon request.

Additional Notes

Parents must closely supervise children due to potential hazards (stairs, terrace, windows, garden well, etc.).

We are not responsible for personal belongings—please store valuables in the safe. The host is not liable for lost items.

The owner reserves the right to remove guests who behave inappropriately or fail to follow the house rules. In such cases, the accommodation fee will be retained as a penalty.
